Building Permits

Any owner or owner’s authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert, or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be performed, shall first make application to the building official and obtain the required permit. Greeley uses eTRAKiT for permit applications. Note: Effective March 14, 2022, a 2.8% convenience fee is charged for all credit card transactions. There is no convenience fee for payment by eCheck.

Plan Review Fee

The plan review fee is 55% of the building permit fee, which is based on the valuation of the building permit. The valuation is determined by the building type, and occupancy, using the most recent Building Valuation Data Table.

After the submittal is received by Building Inspection it will be reviewed for completeness and will not progress until all the required information is received. When the submittal has been verified as complete, the plan review fee will then be calculated and emailed to the applicant. Plan review fees must be paid in full before the submittal will be accepted and placed in the plan review queue.

    • Tenant finish plan review - 10 working days
    • Additions/remodels plan review - 10 working days
  • The review process may be extended by additional department reviews.
  • Submitted plans may be returned with redlines (corrections) and other city department's notes.
  • You must address all issues noted on plans prior to permit issuance.
  • Once permit is issued, work may commence.

This code applies to all buildings except detached one- and two-family dwellings and townhouses up to three stories.

This comprehensive code comprises all building, plumbing, mechanical, fuel gas and electrical requirements for one- and two-family dwellings and townhouses up to three stories.

The 2021 IPMC® provides requirements for continued use and maintenance of building elements, site conditions, swimming pools, plumbing, mechanical, electrical and fire protection systems in existing residential and nonresidential structures.

Establishes minimum regulations for mechanical systems using prescriptive and performance-related provision.

The 2021 IPC® provides minimum regulations for plumbing facilities and provides for the acceptance of new and innovative products, materials, and systems. In October 2019, the Code Council released an independent study comparing model plumbing codes.

Encourages the use and reuse of existing buildings. This code covers repair, alteration, addition and change of occupancy for existing buildings. and historic buildings, while achieving appropriate levels of safety without requiring full compliance with the new construction requirements contained in the other I-Codes.

The 2021 IECC® addresses energy efficiency on several fronts including cost, energy usage, use of natural resources and the impact of energy usage on the environment.

Addresses the design and installation of fuel gas systems and gas fired appliances through prescriptive and performance requirements.

Adopted in all 50 states, NFPA 70, National Electrical Code (NEC) is the benchmark for safe electrical design, installation, and inspection to protect people and property from electrical hazards.
